REAL IMPACTS

Operations that anticipate regulations, transition risks, and future demand

Rather than treating sustainability as a "cost," we design it as a beta that protects long-term competitiveness and asset value, while at the same time generating alpha.

Pathway Transition Risk Capex Plan Opex Plan
Anticipating regulatory and transition risks
Not only reporting, but also organizing decision-making materials including future stranding risks, leading to management that leads to operational and investment decisions.
Meeting future demand
Understand the requests of existing tenants and the needs of potential tenants, and organize optimization actions.
Annual Roadmap
You can plan when, where, and how much to invest. Maintain asset value by incorporating it into your mid- to long-term cash flow.
Sustainability doesn't end with cost. Please feel free to contact us for demos, implementation considerations, collaboration inquiries, etc.

Scale from Building to City

We will apply the operational know-how and data infrastructure we have cultivated for individual buildings to the portfolio, district, and city scales, maximizing sustainability value across the board.

Asset Level Portfolio Level City Level
01
Building Level
Value creation for the building alone

Implementing sustainability management at individual assets to optimize tenant/resident experience and ESG performance.

  • Acquisition and visualization of energy and environmental data
  • Implementing tenant/resident engagement
  • Gap analysis between building elements and tenant requirements
  • Implementing improvement measures and measuring their effectiveness in a cycle
02
Portfolio Level
Cross-asset optimization

Integrate data across your entire portfolio to enable cross-asset comparison, benchmarking, and prioritization.

  • Visualizing ESG performance across assets
  • Optimizing investment decisions across the entire portfolio
  • Quantitative understanding and management of risks and opportunities
  • Integrated reporting to investors and financial institutions
03
City/District Level
Co-creation of value across cities and districts

Multiple stakeholders work together to simultaneously maximize social, economic, and environmental value at the district and city scale.

  • Achieving carbon neutrality throughout the district
  • Building a data sharing platform as a city OS
  • Creating value through collaboration between government, businesses, and residents
  • Visualizing social impact and linking it to policy

Case study: HiCity (Haneda Innovation City)

As part of the Tokyo Metropolitan Government's "KING SALMON PROJECT," we are conducting a demonstration experiment at Haneda Innovation City, building an urban model that combines social and economic value.

Building Data
Integrating environmental and experience data from multiple buildings
Stakeholder Network
Owners, tenants, and government work together
Impact Measurement
Quantifying the social and economic impact of the entire district
The compound interest effect of data

Data acquired from a single building is even more valuable.

  • Cross-asset benchmarking and comparative analysis
  • Horizontal deployment of best practices and accumulation of knowledge
Stakeholder collaboration

The larger the scale, the more diverse collaboration becomes possible.

  • Improving the quality of dialogue with investors and financial institutions
  • Possibility of policy collaboration with government and local governments

Case studies

Collaborating with tenant companies to realize ESG management of buildings

KDX Toyosu Grand Square is one of the largest rental offices in Japan, with 1,500 tsubo per floor, located a 12-minute walk from Toyosu Station and Shinonome Station.

We introduced EaSyGo (office version) in November 2021 and are running a year-round ESG program in collaboration with our tenant companies, their employees, and the local community.

In addition to initiatives such as energy conservation, water conservation, eco-friendly transportation, health, safety, waste reduction, and community contributions, we have developed a "Behavioral Change Program for Decarbonization in Offices" as part of the Ministry of the Environment's demonstration project in 2022, and are conducting demonstration experiments to reduce CO2 emissions in offices.
